John said he had a full array of contractors to assist in the effort (again, never pushy, just offering his tried and true vendors, but making it clear the choice was ours), and he would personally manage the process. He was unbelievable, from the airtight schedule he developed to the coordination with the tenants (no work was done until they moved out, but he diplomatically gained entrance to the house on multiple occasions in order to get bids and scopes of work, always providing the tenants with 24-hour notice). Though he was getting paid as the listing broker, during this critical time he acted as the full-time, full-charge project manager. Within 2 weeks from the time the tenants vacated, the place was show-ready, and if I may say so myself, it was a stunner! As mentioned, I kept watching John closely, waiting for the slightest sign of him not being true to his word, but he and his stable of painters, flooring guys, cleaning crew, plumber, landscaper, all the people we hired at his recommendation, absolutely knocked it out of the park! I’ll bet you’re dying to know how this all ended…so were we, ha! John got us a full-price offer within 3 days of it being on the market, and it closed, hassle-free, in roughly 3 weeks to a highly qualified buyer with a beautiful young family. I joked with John that with his level of professionalism, he was going to put other realtors out of business, but all kidding aside, I’ve owned 8 properties in my life, and I’ve never dealt with a more competent and motivated real estate professional. He respected all of our constraints for showing our property in our absence (we had quite a few for we have puppies and kitty’s and no children so our animals were of most importance and I had some usual projects that needed to be watched during showing so no one would touch anything). Our sale ended up being quite challenging as it turned into a tri-fold contingency – the selling of our house to our buyers was contingent upon their buyers selling their house, which was contingent upon the sale of our buyers’, buyers’, buyers’ house. John coordinated the complete event with all parties and made sure all documents and closings were in a concise sequential order such that when the first domino started to fall – all things fell into place perfectly. John would give us nearly daily updates as to the current status of all parties. My wife and I had moved out of our house before the first event and John took care of our property in our absence – coordinating all last-minute contingent events (i.e. septic inspection and repair, replacement of some damaged wood to meet termite inspection constraints, and scheduled all final inspections. John even funded some of the last-minute unplanned events out of his commission to keep us from having to pay additional unplanned cost at closing… On top of all of that – John used the latest legal software so all the documents that were need were all available on line to be process by electronic signatures – which made it very easy on us to keep up on all the forms and documents required by the state of CA – which is nearly overwhelming… John also has an outstanding disposition – and I am not easy to work with – but he was always understanding of my frustrations with the California constraint, regulations, inspections, and forms and saw me through the entire process, even when I would have told me to pound sand if I was him. I could not recommend a person higher than I do for John… I recommend if you are selling you property – get with John!!!

When we first decided that we wanted to relocate we interviewed a few agents and chose John O'Rourke. John said he could sell our house and get a higher price than we thought was possible. John said that he would work hard for us and get it done. After only a few days on the market, we had some offers. These fell through, but John was not discouraged. Another week went by and we had some more offers. We accepted an offer and opened escrow. We were delighted that things happened so quickly. Meanwhile, John was sending us daily updates on property of potential homes for us to buy. He was always quick to respond when we had questions by phone or e-mail. Whenever we wanted to see a home, he made time to show us the property. Amazingly, the first home we put an offer on was accepted. Since this was only the second home we ever bought, we relied on John's expertise to guide us in making the correct offer for a house that would fit our needs. About two weeks before our house was to close escrow, the title company found an old boundary issue that had not been settled.This boundary issue had gone through three homeowners and had not been discovered until now. As our house was set to fall out of escrow John really stepped up to the plate. He spent hours on the phone with title companies, the buyers' agent, the city planners and engineers to get it settled. Fortunately he found a way for us to continue and close escrow. Since we were in danger of losing the house that we wanted to buy, it was a double relief to get it settled. We can imagine that some realtors would have thrown in the towel when the boundary issue arose and let us fall out of escrow, but John worked hard on our behalf and his resolve kept us from losing out. We were fortunate to have John represent us and we would recommend him to anyone who is buying or selling property.

We recently were involved in a "1031" exchange with a condo that we had owned for years. The selling agent we had hired turned out to be a real problem. The day before closing the deal fell out of escrow and we had to find another buyer. We were not informed of important changes since the new buyers were VA and with time being critical we decided to find a new agent to help with our purchases.
